Flat and low-slope roofs fail differently than pitched shingle roofs — ponding water, seam separation, and membrane punctures need specialized diagnosis.
A flat roof leak rarely shows up directly above where the water actually entered — membrane systems move water laterally before it drips through.
We also test repaired seams for a proper bond before leaving, rather than assuming a visual check is enough.
Every Flat Roof Repair technician carries current Troy, TN licensing for commercial roofing work.
We coordinate Troy scheduling around your business hours whenever the situation allows.
No surprise costs once we're already on the roof mid-repair.
Hot-air welders and seam probes come standard for TPO and EPDM Flat Roof Repair work.
Most Troy flat roof issues combine two or three of these elements, which is why a full inspection matters.
We test repaired seams for a proper bond before considering the Flat Roof Repair job complete.
We identify the membrane type first, since EPDM and TPO repairs use different adhesive systems.
Standing water that doesn't drain within 48 hours accelerates membrane breakdown and needs a drainage fix, not just a patch.
We assess whether a modified bitumen repair needs a patch or a full section replacement.
We clear and repair drains and scuppers as part of a full Flat Roof Repair visit.
Rooftop HVAC units and their curbs are a frequent source of Troy commercial roof leaks that general roofers often overlook.
We start by discussing the issue — ponding, active leak, or visible membrane damage.
A technician inspects the membrane system, checking seams, drains, and any ponding areas.
You receive a written estimate covering membrane repair or drainage correction before work begins.
A completed Flat Roof Repair includes a walkthrough of what was repaired and why.
